			<content:encoded><![CDATA[<p>This 130-mile curving strip of sand, thrusting far out into the Atlantic Ocean, is a unique combination of magnificent beachfront and four centuries of history.</p>
<p>And while a burgeoning tourist trade has transplanted all of the comforts of &#8220;back home&#8221; to its sands - up to and including upscale resorts, fancy restaurants and boutiques and, yes, a shopping mall - that feeling of remoteness, of being in a place where wind and wave still have the final word, persists in the salt air.</p>
<p>Beach towns stretch from Corolla and Duck in the north to Kitty Hawk, Kill Devil Hills and Nags Head on Bodie Island. Local laws restrict the height of buildings, and only a few of the larger motels climb as high as five stories. South of Nags Head is the Cape Hatteras National Seashore, 70 miles of undeveloped marsh and beach.</p>
<p>Outdoor activities include swimming, biking, birdwatching, kayaking, canoeing, windsurfing, hiking and golfing. Arts and crafts festivals and boat races are held at the Outer Banks throughout the summerAnd the Outer Banks area has historical significance. The first English settlement, called &#8220;Cittie of Ralegh,&#8221; was established on Roanoke Island in 1587. The first settlement&#8217;s inhabitants disappeared and left little evidence of their existence. The history of the &#8220;Lost Colony&#8221; is told through exhibits and docu-dramas at the Fort Raleigh National Historic Site and Roanoke Island Festival Park, both on Manteo Island.</p>
<p>The site of the Wright brothers&#8217; first powered flight is in present-day Kill Devil Hills. Visitors can climb Big Kill Devil Hill and learn about the Wright brothers and their efforts to build the first airplane at the Wright Brothers National Monument The site of the first powered airplane flight in 1903 offers a replica of the plane and other exhibits, including a reconstruction of the Wrights&#8217; camp. The Wright Memorial Shaft crowns Big Kill Devil Hill, a 90-foot dune of once-shifting sand that has been stabilized with grass. The 60-foot pylon, constructed of gray granite from Mount Airy, North Carolina, honors the Wright Brothers and marks the site of the hundreds of glider flights that preceded the first powered flight.</p>
<p>Jockey&#8217;s Ridge is home to the highest sand dune on the East Coast. It is located at Milepost 12 on US 158 Bypass.Activities include hang-gliding, hiking, playing in the sand and enjoying the view from the ridge.</p>
<p>Located on the north end of Hatteras Island, Pea Island Refuge stretches 12 miles from Oregon Inlet to Rodanthe. Named for the wild pea vine that grows here in abundance, the refuge encompasses 6,000 acres of land and 25,700 acres of the Pamlico Sound. More than 265 species of birds, such as Canada and snow geese, tundra swan, heron, egret and more than 25 species of duck, pass through during fall and spring migrations. The refuge has several roadside platforms from which to watch birds and other wildlife. There is a hiking trail and beach access.</p>
<p>Fort Raleigh National Historic Site 1401 National Park Drive Manteo, NC 27954 Open daily except Christmas 9 a.m.-5 p.m. with extended hours during the summer Reconstructions, exhibits and live drama tell the story of the first English settlement attempted in America. Elizabethan Gardens, created by the Garden Club of North Carolina as a memorial to the first colonists and as an example of the gardens that graced the estates of the wealthy backers of the colony.The park is located on Route 64, three miles north of Manteo.</p>
<p>The North Carolina Aquarium on Roanoke Island reopened in spring 2000 following a two-year expansion project.</p>
<p>At approximately 68,000 square feet, the aquarium is twice its former size and features hundreds of animals found in North Carolina&#8217;s diverse aquatic environments.</p>
<p>The centerpiece of the expanded aquarium is the 285,000-gallon ocean tank, which houses the recreated skeletal remains of the USS Monitor shipwreck. Large sharks, schooling fishes and sea turtles combine to make this exhibit spectacular. The aquarium is situated on 14 acres of property overlooking the Croatan Sound. Outside is a nature trail, shoreline boardwalk with observation decks and mounted telescopes, and an excavation area where visitors can dig for fossilized shark&#8217;s teeth. The aquarium is located on Airport Road, three miles north of Manteo, off US 64, adjacent to the Dare County Regional Airport.</p>

<p>Serving in Congress has its privileges, but avoiding the perils of modern air travel isn&#8217;t one of them.</p>
<p>Just ask the three senators who are running for president.</p>
<p>Sens. John McCain (R-Ariz.) and Hillary Rodham Clinton (D-N.Y.) have both missed campaign events because of flight delays; when a radar problem grounded flights in September, Clinton phoned in a planned appearance at a union convention in Chicago from the tarmac of the airport in Little Rock, Ark. Illinois Democratic Sen. Barack Obama&#8217;s plane landed at the wrong Iowa airport in November and ran into another plane at Chicago&#8217;s Midway International Airport in January.</p>
<p>They aren&#8217;t alone. While the candidates spend more time on the road than most of their colleagues, members of Congress, especially those from the West, do a pretty good job of racking up the frequent flier miles themselves.</p>
<p>They&#8217;ve got the horror stories to prove it.</p>
<p>Sen. Edward M. Kennedy (D-Mass.)</p>
<p>The country&#8217;s busiest airport is named in honor of his brother, but neither that, nor the fact that he is a sitting U.S. senator, could save Sen. Edward M. Kennedy from existential airport torment in March 2004.According to a story in The Washington Post, the senator was stopped five times in airports that month because his name had been placed on a Homeland Security no-fly list after a terrorist suspect had been found to be using the alias &#8220;T. Kennedy.&#8221;</p>
<p>At a Senate Judiciary Committee hearing in August 2004, Kennedy described the Kafkaesque scene as an airline ticket counter agent told him he wouldn&#8217;t be allowed to buy a ticket to Boston. &#8220;Well, why not?&#8221; Kennedy asked.</p>
<p>&#8220;We can&#8217;t tell you,&#8221; the agent replied.</p>
<p>Kennedy ultimately got on a flight, only to endure the same rigmarole when he tried to return to Washington. &#8220;I went up to the desk and said, &#8216;I&#8217;ve been getting on this plane for 42 years. Why can&#8217;t I get on the plane?&#8217;&#8221;</p>
<p>Kennedy got his name removed from the list and got an apology from then-Homeland Security Secretary Tom Ridge, to boot.</p>
<p>It didn&#8217;t matter. Shortly thereafter, a different airline agent tried to stop him.</p>
<p>Rep. Adrian Smith (R-Neb.)</p>
<p>On a good day, when he flies back home to the tiny town of Gering in westernmost Nebraska, Rep. Adrian Smith can depart from Ronald Reagan Washington National Airport by as late as 6 p.m. Eastern time and still make it to his doorstep by 9:45 p.m. Mountain time. For living in a rural area, Smith says he feels quite fortunate for this.</p>
<p>But fortune often turns against Smith when he flies to the eastern part of his district, a journey that requires him to stop over at one of the vertices of the Heartland&#8217;s Bermuda Triangle: Minneapolis, Chicago or Kansas City, Mo. The worst came last February, when Smith was destined for some speaking engagements in Lincoln but wound up stuck at Chicago&#8217;s O&#8217;Hare International Airport for 12 hours. &#8220;The short weekends, when it looks like you&#8217;re going to miss the main event, you wonder whether you should even continue the trip or just go back to D.C.,&#8221; he said.</p>
<p>Because of his traveling travails, Smith has become both an admirer of Capitol Hill schedulers, whom he&#8217;s come to regard as &#8220;artists&#8221; and a proponent of the federally funded expansion of America&#8217;s second-busiest airport. &#8220;First opportunity I have to help expansion of O&#8217;Hare, I want to do it,&#8221; he said. &#8220;I think it&#8217;s a national issue.&#8221;</p>
<p>And a Nebraska issue, as well.</p>
<p>Sen. Ted Stevens (R-Alaska)</p>
<p>Perhaps there was no better place to be in Alaska on March 27, 1964, than in the air. That&#8217;s where Sen. Ted Stevens was when the state was rocked by the most powerful earthquake ever recorded in North America.</p>
<p>Stevens, who was just getting started in electoral politics, was on an Alaska Airlines flight from Anchorage to Fairbanks when the earthquake struck. Late that night, Stevens and a cadre of doctors flew back to Anchorage on a chartered F-27. He says everyone was &#8220;really worried about landing.&#8221;</p>
<p>&#8220;When we approached the regular field, it was blown out,&#8221; Stevens said. &#8220;It was a hairy night.&#8221;</p>
<p>The plane was forced to touch down at Elmendorf Air Force Base. With the roads fissured by the quake, the passengers had to get into town by foot. Stevens made it home at 2:30 a.m., only to discover that the part of town where he lived had suffered serious damage in the earthquake.</p>
<p>It wasn&#8217;t the senator&#8217;s only plane-related scare. He had a rough landing onto Mt. McKinley in a bush plane in 1969, and he remembers a trip out of Hawaii on a military transport plane that had to return to the airport because of mechanical complications.</p>
<p>When asked whether any of these experiences have made him hesitant to fly, the 85-year-old senator harrumphs. &#8220;Oh, hell no,&#8221; he said. &#8220;I flew in World War II. I&#8217;ve flown through all sorts of danger. I don&#8217;t have any problem with that.&#8221;</p>

			<content:encoded><![CDATA[<p>When it comes to being successful at real estate investing the term &#8220;motivated seller&#8221; is the key to the bank.</p>
<p>When you see the words &#8216;motivated seller&#8217; next to a name on your list, it can seem like you&#8217;ve just been given a gift from the gods.  Sellers who come to the table with high motivation are, by general definition, wanting to sell at a reduced price.</p>
<p>While this may sound ideal - especially to an investor like yourself, who has to make a profit - it will benefit you to tread carefully.</p>
<p>Ask And Listen</p>
<p>Understanding the seller&#8217;s motivation is what is important.  As part of your negotiating strategy learn all you can about why the home is being offered for sale. Is the seller financially distressed and a true motivated seller?</p>
<p>Find the answer to that question as quickly as possible, so that you don&#8217;t waste with someone who won&#8217;t settle for a sales price of anything less than full market value.</p>
<p>When you meet the seller, ask questions.  Ask questions and LISTEN! Most people like to talk and are eager for someone who will listen  Now is the time to remember you have two ears and one mouth for a reason. It is to remind you to listen twice as much as you talk. Chances are they will tell you everything you need to know to make an accetable offer.</p>
<p>If the property has been listed with a real estate broker get all the information you can from the listing agent. Ask the agent exactly why the seller has been classified as a motivated seller?</p>
<p>Home owners usually become motivated sellers for one of these reasons:</p>
<p>1. Lost job or transferred<br />
<br />2. Divorce<br />
<br />3. Illness and health expenses<br />
<br />4. Financial and debt problems<br />
<br />5. Facing foreclosure</p>
<p>If the seller says, for example, &#8216;I want to sell quickly with as little hassle as possible&#8217;, you can understand from this that they don&#8217;t want any stress during the sale process.  If you can prove to them that you will take care of the sale quickly and efficiently with minimum effort from them, they will be motivated to do business with you.</p>
<p>If a seller indicates that they want to be able to tell friends that they have made a great deal, then give them something to brag about.  Even a minor concession can do the trick.</p>
<p>But knowing the reasons for motivation isn&#8217;t always what is needed. Sometimes these reasons aren&#8217;t strong enough, and skilled negotiation must take place if you are to secure a deal.</p>
<p>A highly useful technique in negotiations is acting on what the seller is telling you.  If a seller says &#8216;I see&#8217;, or &#8216;I just can&#8217;t see&#8230;&#8217; this means that they are visually orientated.  Listen to this and take action by adapting your sales technique.</p>
<p>In other words, talking to them for hours on end is nowhere near as effective as showing them calculations on paper, or providing them with a breakdown of everything in black and white.</p>
<p>This is skilled negotiation, because your communication technique has recognized the seller&#8217;s needs and you have found his or her hot buttons. It is really just using simple psychology, but most novice investors center their thinking on their own needs instead of those of the seller.</p>
<p>Active listening is also very useful when it comes to a seller&#8217;s ego.  If they give you clues that indicate that they are embarrassed by their situation, that&#8217;s your signal to reassure them.</p>
<p>Let them know that they are not alone in their distressed situation. Explain that others are facing similar problems and those problems are caused by the slow economy, or a recent plant closing, or mistakes make by the local government&hellip; any reason other than their own mistakes.</p>
<p>Mirroring</p>
<p>Here&#8217;s something very few real estate investors have discovered. If you really want connect with someone, you&rsquo;ve got to exhibit the same qualities as that person. You can do that with a little understanding of body language.</p>
<p>Try the follow:</p>
<p>- Match their facial expressions, gestures, posture, speech, styles, actions, breathing patterns, values and beliefs. BE THEM. By doing this, you are also matching their way of thinking. You may even find that you are able tap into their inner thoughts and attitudes.</p>
<p>- Use crossover matching when building rapport with people who are in a stressed. Cross-over matching involves matching another person&rsquo;s behaviour with a different behaviour of your own. That could be matching their breathing rate to your head tilt, or their eye blinks to your foot-taps. This is a way of building rapport that is very difficult to detect, and still highly effective.</p>
<p>All of this is called &#8220;mirroring&#8221;.</p>
<p>When meeting sellers, if you display the same expression as they have, or mirror their expression, they will generally be much more friendly. You might see this related to the way a person accepts their own image when looking in a mirror.</p>
<p>Don&#8217;t mistake mirroring for mimicry. You should act with caution. Never let the person you&rsquo;re mirroring have any chance to think that you are mocking him.</p>
<p>Your main objective should be to influence the subconscious. Even if a person is not aware that you&rsquo;re mirroring him, his subconscious mind will realizes it.</p>
<p>Benefits for Buyer and Seller</p>
<p>One of the keys to success is to be sincerely trying to solve at least one of the home seller&#8217;s problems. Let them know there will be benefits in your purchase offer for both buyer (you) and seller (them).</p>
<p>Usually the number one problem will be their need to continuing making their monthly mortgage payments.  They may even have missed a payment or two before you meet them. Let them know you can solve that problem right now by buying the property.</p>
<p>By carefully listening to motivated sellers you can identify the problems that need to be solved. You then explain how you can buy the home and lift the worry from their shoulders.</p>

<p>Turkey&rsquo;s Minister of foreign Affairs Ali Babacan emphasized that &ldquo;As part of the UN&rdquo;S established parameters they (Turkey) will continue to support the efforts to find and extensive solution to the Cyprus issue.&rdquo;</p>
<p>In his speech during the opening of the Ambassador&rsquo;s Conference on 15th July at the Bilkent Hotel in Ankara, Babacan touched on the Cyprus issue when he commented that providing the Turkish Cypriots security and supporting its economy while maintaining the balance and stability in the Eastern Mediterranean are the two main strategic targets of Turkey&rsquo;s Cyprus politics.</p>
<p>&ldquo;Sacrifices being wasted&rdquo;</p>
<p>Meanwhile, the main opposition party GHP&rsquo;s leader, Deniz Baykal, stated that President Mehmet Ali Talat and Greek Cypriot President Demetris Ghristofias have &ldquo;come to an agreement concerning the future of a united Cyprus&rsquo;s single sovereignty and single citizenship&rdquo; and supported that &ldquo;There can only be one conclusion of such an agreement; this means that Northern Cyprus will be annexed to the Greek Cypriot authority and the Cyprus Turkish citizens will be put under the Greek authority and reduced to a minority status.&rdquo;</p>
<p>His evaluation of the latest developments in Cyprus was made during his party&rsquo;s group meeting in the Turkish Grand National Assembly, when he also said: &ldquo;Single sovereignty, whose sovereignty? Whose sovereignty in single government, North Cyprus&rsquo; sovereignty? What will happen to the TRNC, and Turkish Cypriot citizens when sovereignty and citizenship reduces to one? If this happens all the soldiers will leave and the Guarantor Agreement will not be valid.&rdquo;</p>
<p>&ldquo;Single sovereignty, whose sovereignty?&rdquo;</p>
<p>The party leader continued to say: &ldquo;This situation will end all the advantages gained from the self-sacrifices of the Turkish nation made since 1974 in one go, and Turkey&rsquo;s important, strategic main supply road will be surrounded.&rdquo;</p>
<p>Baykal stated that Turkey&rsquo;s Minister of Foreign Affairs do not say a word concerning this issue and that this is very sad, because this agreement is 100 percent contradictory to the Cyprus Politics&rsquo; basis revealed in the Nationals Security Council on April 24th, 2008. There were no statements from the Prime Minister and the Minister of Foreign Affairs on this issue he said.</p>
<p>Thanks to the United Nations Annan Plan, in April 2004, the European Union has made pledges toward lessening the economic isolation of northern Cyprus, which is of course entirely dependent on Turkey for financial, as well as other forms of aid. This pledge included both aid and trade, with 259 million euros in aid being offered.</p>
<p>&ldquo;The tensions and political discussions can be solved. However our privileges in international relations which will be lost can not be returned. I invite everyone to be sensitive in this matter,&rdquo; said CHP&rsquo;s Chairman Baykal who supported that the period&rsquo;s most important historical developments took place in Cyprus but that the media and the public authorities do not show an interest in this at all.</p>

<p>These tiles are available in a wide variety of sizes. From one inch to twenty-four square, the one you decide to use remains a personal preference. The one that is what most people choose is the twelve inch by eighteen. You may as well be prepared to spend a generous amount of time when it comes to choosing the style that you will finally end up with on your floors.</p>
<p>If you are thinking of re-doing a kitchen or living room the look that you will want to achieve will dictate what your choice of ceramic tiles will be. Do you want the room to have a warm and inviting look or are you going for the cool and sophisticated look? If the warm look is what you want, try choosing a stone tile that looks natural.</p>
<p>There are several types available that range from a natural stone look that includes colors that you would find on natural stone. Some of these tiles may mimic the look of marble. Keep in mind what the other accents in the room are going to be so that you can match your floor with the rest of the room.</p>
<p>If cool is what you want, to give your home a more formal look, a marbleized tile will work. Keep in mind that if you have ceramic tile in your home that is a high gloss type, when it is wet, it is very slippery. Small children and older adults may have a hard time with this type of tile.</p>
<p>One great benefit to ceramic tiles, if you have a small area that you are trying to make appear larger, using larger tiles will create this look. This can work in any area of the home that you want to make look larger than it actually is.</p>
<p>Not only are the types of ceramic tiles available in such a wide variety of styles but the colors are just as varied. The natural stone type may have a mixture of colors, which makes them look more realistic. The other ceramic tiles will range from light to dark with so many colors in between, you will decide on several before you make your final choice.</p>
<p>Many people opt for the smaller ceramic tiles for countertops and back splashes. There are many types of this ceramic tile with or without embellishment. The great thing about using this tile as a back splash is the easy clean up. You do not have to worry about splashing water on it either, as long as you have the grout in and sealed.</p>
